TELIOS Engineering Commissioning

Commissioning

The commissioning process includes specific tasks that must be done in a specific order. Adhering to the commissioning process will assure a consistent approach for delivering completed construction projects that meet and exceed the needs of the customer.

As such, commissioning adds value to any type of engineering project. During the course of a project, TELIOS Commissioning Services might include:

  • Develop and Enforce Specifications
  • Review Submittals
  • Review Shop Drawings of Major Equipment
  • Check Installation for Correct Parts
  • Create a Commissioning Manual
  • Monitor the Installation of DDC Controls
  • Hold Commissioning Progress Meetings
  • Witness Functional Testing
  • Evaluate Test Data and Determine Acceptance
  • Project Operational Data to Verify Seasonal Functionality
  • Identify Successes, Failures, Incomplete and Non-Conforming Items
  • Making Sure it Works When the Job is Done
  • Coordinate Owner Training
  • Review and Archive As-Built Drawings
  • Create Operation & Maintenance Manuals
  • Initiate Preventative Maintenance Schedules
  • Support Contractors in Resolving Problems or Correcting Project Defects Within Project Budget

Commissioning - New Construction

TELIOS has discovered that new construction often provides the greatest opportunities to realize the benefits of commissioning. Beginning with the intended purpose and functions of the structure, commissioning ensures that the design process stays focused, that construction maintains fidelity to the original design, and that customers are fully prepared to assume ownership and operation of the facility.

Beyond its general benefits, TELIOS believes that the commissioning process brings a much-needed overarching vision of the project to bear on its execution, especially as LEED guidelines are applied to growing numbers of projects.

Commissioining - Core & Shell

TELIOS provides professional engineering of mechanical, electrical and plumbing systems for a vast array of building types. Our engineering services include master planning, design and construction administration.

We welcome relationships with architects, contractors and owners from simple troubleshooting of system components to engineering $100 million dollar facilities. Our talented staff all shares in the commitment to provide each client with direct access and personal attention.

Developers can often implement green strategies that indirectly benefit future tenants. Conversely, developers can inadvertently implement strategies that prohibit tenants from executing green fit-outs. LEED for Core & Shell works to set up a synergistic relationship, which allows future tenants to capitalize on green strategies implemented by the developer.

Retro Commissioning - Existing Buildings

Sustainability may be an overworked term in the engineering lexicon at present, but as LEED Accredited Professionals, engineers and consultants, TELIOS can provide owners and operators of existing buildings with a valid entry point into the nation's most meaningful and widely recognized sustainability certification process.

TELIOS is proud to offer comprehensive LEED Operations and Maintenance commissioning services for existing commercial and institutional buildings that include:

  • Building operations, processes, systems upgrades, minor space use changes, alterations or additions
  • Buildings new to the LEED certification process, as well as buildings previously certified under LEED - New Construction, LEED - Schools, LEED - Interior Finishes or LEED - Core and Shell; these may be either ground-up or existing buildings that underwent major renovations

Exterior building site maintenance programs, water and energy use, products and practices for cleaning and alterations, purchasing policies, waste stream management, ongoing indoor environmental quality - all are covered under LEED for Existing Buildings guidelines. TELIOS believes that all operations can benefit from LEED certification; what better time could there be than right now to get started?
